Cache Valley Real Estate Market Update: For the past 5 months home sales in Cache Valley have consistently been around 100 which is a huge improvement from the first 5 months of the year. November is also shaping up to be a great month because of the push from first time home buyers to get closed before the $8000 tax credit may end. The gap between the average list to sales price is a little wider....but this isn't showing the list - sales price of a single home....it's simply showing the average price of a home for sale in the Valley compared to the average price that homes sell for.

Logan Utah Real Estate - Home Run 2 Grant

As of today there are no more $4000 new construction grants for home buyers in the Logan Utah Real Estate market as well as the rest of the state.  1950 home buyers took advantage of the grant to purchase new construction homes that have never been lived in.

Utah Housing is still accepting applications for the grant up until November 9.  Those will be on a waiting list and will be granted in the event that some of the previous applicants do not follow through on their home purchase.

First Time Home Buyer Tax Credit Extension

The Fed has decided to extend the current $8000 first time home buyer credit that is supposed to expire as of Novermber 30, 2009.  Both the Senate and House have approved the bill and now all that is left is for President Obama to sign it which will probably take place on Friday.

The new extension rules show that buyers have to have a contract on a home before May 1, 2010 and closed by July 1, 2010 to receive the tax credit.

A $6500 tax credit has been extended to current home owners who have lived in their current home for 5 of the last 8 years.  The deadline is the same as the above $8000 tax credit.

It looks like there are still some great incentives to get out and purchase a home!

Market Update - Logan Utah Real Estate

Here's the current market up date for the Logan Utah Real Estate market. The number of homes sold is up slightly from last month.....but overall has been very consistent throughout the year. The average sales price for Logan Homes is down along with the time of sale going up a little more than the average has been. A large number of these sold homes have been to first time home buyers because of the $8000 tax credit offer from the Government.....which is under vote now to possibly be extended past the November 30 deadline.

Cache Valley Parade of Homes

Logan Utah Real Estate - Parade of Homes 2009

My wife, myself and another couple just spent today checking out the 2009 Parade of Homes for Cache Valley Utah....what a great experience!  As an agent I am constantly looking at homes on the market but I must say it takes a whole new meaning and I gain a whole new perspective by taking my wife with me.

A couple notes on the Parade: 1. Both the home in Smithfield by Jeff Wood and the home in Mendon by Dan Hunsaker were both incredible! Not just large in size or in great areas....but the workmanship and layouts were immacualte.  2.  Visionary Homes and Kartchner both proved that you can still build a new home in a very accesible price range.  Both homes including lots were under the $200,000 range.

I have been blessed to have been able to sell the past 6 years in this Logan Utah Real Estate Market!

Here's the market update for the Logan Utah Real Estate Market: The number of sold homes have consistently risen each month starting at 15 in January to 36 sold homes in May. This is good news and can be contributed to a mixture of low interest rates, buyer incentives, the overall consistent Cache Valley market as well as the normal increase of sales in the summer months. Cache Valley Homes in 2008 took a little bit longer to sell than they did in 2007. This year the average home that sold was on the market for 71 days compared with 45 days last year. Less homes sold in the first month on the market this year, and a greater percentage of homes were on the market for for more than 121 days. The pie charts below show the comparison of the number of days on market in 2007 and 2008.

One interesting note is that there were actually more total listings in '08 (2217) than '07 (2171). That just means that there were more unsold homes this year than last.

 

Another interesting thing is that the current active listings have already been for sale for an average of 125 days. Many of these homes have been on the market for more than a year. Nearly half the listings for sale have already been on the market for more than four months. Some of thes listings will be on the market for much longer as they are in price ranges that just don't have the buyers. The numbers for the active listing days on market also appears much more out of line because of the season. There are just plain less homes listed during the winter months in Cache Valley.

Even with the demand for rentals in Cache County, Multi Family Homes, Duplexes, Triplexes, and Fourplex Sales went down in 2008 compared with 2007. One reason may be that obtaining financing for non owner occupied properties became substantially more difficult. 42 Multi Family properties in Cache County sold in 2008. Down 19% from 2007. Home prices of duplexes actually increased while prices of fourplexes declined.

There is currently more inventory (45 multi family properties) for sale in Cache County than sold all of last year, giving multi family properties 12.86 months of active inventory. Here is the break down of these numbers.

One of the biggest shifts with the real estate market in Cache County has been with land. 2008 land sales were almost half of what they were in 2007. Surprisingly, sales prices have remained fairly stable, but the active inventory of land is far greater than the number of land sold. When compared with 2008 land sales numbers, Cache County currently has more than 52 months of inventory. These stats might even be an underestimate as in most developments, not all lots for sale are listed on the MLS. Subdivisions usually only list a few lots at a time when there might be hundreds of available lots for sale. In the higher acreages, the numbers mean very little as the comparison of the different parcels of land can be entirely different. One thing for certain is that it is a BUYERS MARKET for land in Cache County, and there is a surplus of lots for sale in all price ranges.
