New Home Contstruction Down For Logan Utah Real Estate

Despite very low interest rates and great loan programs for buyers, the number of building permits pulled by builders in Cache County for 2008 is only half of what it was in 2007.  In 2007 there were 750 permits pulled in the County compared to only 365 this year.

Although the numbers are lower, homes in the $175K - $225K range are still selling well, including new construction homes.  It basically amounts to about an average year because the past three years have been so strong.

Cache Valley Real Estate - Logan, North Logan & USU Update

I've been doing a little research to see how the USU, North Logan & Logan Utah Real Estate market (Logan 400 North and further North) has been faring this year and here's what I've found:

As of the end of November there have been 164 Single Family Residence sales.  The average price of these sold homes is $198,778.  There have been more than double the sales in the $160K-180K price range than any of the other ranges.  Overall the $150K - $250K range has been very strong with a large portion of the total sales and a lower average sales time.

Currently there are 133 active homes for sale in this area.  The average listed price for these homes is $256,794 and the average market time is 119 days.

My Broker has horns and a tail

This is a wonderful blog below from Kelley Weimer.  At the beginning of 2008 I went through the same change and have never regretted it since.  It just seemed like the right thing to do and I have loved it.

Well, that's what the competitors think anyways.  I tend to disagree. 

See, this is a time of change.  A changing market, changing bank accounts (boo!) changing Presidents, changing options for financing, and, LOTS of real estate office changing.  I myself started off the year with a brokerage change.  This was NOT an easy decision, but one that HAD TO BE MADE, for the sake of my business, and frankly, my sanity.

So I looked into lots of different companies.  And the one I REALLY had an interest in, that's the one I heard the most horrible things about.  Including; the broker has horns and a tail.  Many, many people (admittedly, former broker and associates) told me the office I was considering should be the LAST place on earth I would ever work for.  I was warned to take a good look at the reputation of the office, and the agents.  So I did.  I watched, and I interviewed, and I made a very deliberate decision.  And I still went there.

Its been almost a year now, and to my delight, the experience has been nothing but positive.  Oh, I wont lie and say sales have been off the charts.  The market here in Ohio has taken a hit much like the rest of the nation.  But the people? Really welcoming and professional.  And my broker?  If she has horns and a tail, she's done an awfully good job of hiding them.

Which leads me to why I bring this up...this evening I met up with a really sweet husband/wife team from a competing office.  They have been considering switching over to mine, but had heard a lot of horror stories about the "reputation" of our agents and broker, and wanted to get the scoop from me. 

 Seems they have been told the broker bears a certain likeness to the devil...

I really don't see the similarity.

This just has me thinking about the lengths some people will go to in order to keep agents within their walls.  I know, I know, good agents, REAL GOOD AGENTS, are hard to come by, but to using fear as a tactic to keep agents in their place really leaves a bad taste in my mouth.  Whats worse is the knowledge that at one time, I was that gullible agent.  Wanting so badly to make a change, yet so very afraid due to the horrific stories I had heard from my then-broker and colleagues.  It embarrasses me that I could be so easily influenced.

The only thing I could think to tell this husband/wife team sitting in exactly the same seat I was in a year ago is this..."If your current broker has nothing better to do than bad mouth other Realtors and other companies, it certainly speaks volumes to his own character and business values."  There's REAL ESTATE to be done out there people!!!  And this guy just sits around talking trash about competitors??

Hopefully they will be joining our ranks soon, working hard, learning much, and not tripping over any tails at all!

Listing Under Contract - Cache Valley Homes For Sale

I just got the great home in Smithfield Under Contract! We are still taking back-up offers and will continue to show the home. The buyers still need to sell their home in Providence but it's looking good. The home has had a significant drop in price from the original listed value....reflecting the change in market in Cache Valley for homes in this price range.

Mortgage / Foreclosure News - Logan Utah Real Estate

I noticed today that Fannie Mae and Freddie Mac are putting a stop to their home foreclosures from the end of November until the first week in January to see if some of these borrowers can qualify for a new loan modification program.

It's estimated that about 16,000 homeowners could have their home foreclosures stopped during this time.  It would be interesting to see home many homes in logan utah would be a part of this.

Logan Utah Real Estate - Investment Property

Just wanted to share some thoughts on buying a condo or townhome for a rental investment property in Logan Utah.  I've had 3 bedroom townhome in Logan for 2 years now as a rental......3 bedroom, 2 bath, 2 car garage. 

The rent is currently $825 per month and we've never had an empty month in the whole two years.  I've had decent to above average appreciation most of the time and the supply of renters has increased as of late.  I've found that there is a good demand for condo rentals with garages and a low supply....hence the 100% occupancy over the 2 year period.  My plan is to keep the townhome and another identical unit we're living in now as a rental for the next 10-15 years.

What are other peoples thoughts about townhomes as rentals compared to other typical rental such as a duplex or 4-plex?  Please feel free to comment.

Last year ABC's Extreme Makeover Home Edition came to Cache Valley and Logan Utah and changed the life of one of our great families the Pauni's.  They are now changing the life of many people in Tonga who don't even have the essentials that we all take for granted.  During the show and shortly after one of my Clients and the Sister in law of the recipient family gathered clothes from many drives to send to the people of Tonga.  She is also a professional coupon shopper.  She has 10 wooden boxes 4x4x8 that are chuck full of goods, clothes, and hygiene items that will bless and change the lives of many less fortunate people in Tonga.  These Boxes will be loaded into a overseas container and be shipped to Tonga in mid December.  Pictures and Video will be shot and taken at the time of delivery and we will share the joy and blessings you have helped bring to the people of Tonga by providing some of the things we take for granted everyday to people on the other side of the world.

As the Broker of Cornerstone Real Estate Professionals I have taken a strong interest in helping her in her quest.  she is trying to raise $7000 to ship the goods over to Tonga, we are going to put on a dinner and dancing with the Pauni Dancers and food to help raise the money needed to ship these boxes over to Tonga.

Everyone has a different opinion on the new president elect Obama. I'm not one to get into politics and debates concerning the subject of who is the better choice. Personally I'm just happy that the election is over and we can start focusing and working on what really matters. Everyone watches the news, reads the newspaper or hears about it from a friend or family member how bad the economy is.  We all know it is not the best and there is a lot of work to be done.

I am a newer agent and everyone is always telling me how I got into the business at the wrong time and ect. Honestly they are right, I did. It is a hard market and things are slower especially for some one new to the business, like myself. I know that the market is not at its best but I find this a great opportunity to learn how to work hard in this career. I know that if I can survive through the downfalls of the economy and the hard work to getting it better I will come out having learned a lot more and have the confidence that I will be able to make it through any market.

Once Obama won I wanted to find out more information on what his plans are for the housing market. Below is a few things that I found interesting and informative. Hopefully you will too. :)

On the campaign trail, Obama proposed a three-month moratorium on foreclosures for banks or lenders getting money from the $700 billion federal rescue plan - if the customer is making a good-faith effort to make payments and renegotiate the mortgage.

During his campaign, Obama highlighted other housing-related proposals as well, including:

Crackdown on mortgage fraud. The next president wants to increase funding for federal and state law enforcement programs to crack down on mortgage fraud, create new criminal penalties for mortgage professionals guilty of fraud and require "industry insiders" to report suspicious activity, according to his campaign Web site. Obama claims his Stop Fraud Act will provide the first federal definition of mortgage fraud.

Better loan disclosure. Obama wants to provide potential borrowers with a "Homeowner Obligation Made Explicit," or HOME, score which would give them an easier, standardized way to compare mortgage products and compare the full costs of the loans.

Universal mortgage credit. His proposed 10% universal mortgage credit for homeowners who don't itemize their taxes could provide an average of $500 to 10 million homeowners, most of whom earn less than $50,000 per year, Obama's campaign said. But Gerald T. Prante, of the Tax Foundation, argues that a better reform would "eliminate the current mortgage interest deduction and replace that with a universal mortgage credit for everyone." He added that the solution to a more equitable tax policy for housing "is not more housing subsidies, it's less."

Improve housing affordability. Obama has proposed creating an Affordable Housing Trust Fund to create "thousands" of new affordable housing units annually, according to his Web site. He also wants to restore cuts to public-housing operating subsidies and make sure Department of Housing and Urban Development programs are restored to their "original purpose."

Build sustainable communities. The president-elect has vowed to re-evaluate the transportation funding process to make sure that smart-growth considerations are taken into account. Communities better serve residents when people are able to leave their cars and walk, bike or take alternative transportation, the campaign stated on its Web site.

I am confident things will get better. They always do. I don't know when but they will! :)

Logan Utah Real Estate - Veteran's Day

I've read a lot of blogs today about Veteran's Day and have been very touched so I wanted to add my thoughts also.  I have a brother-in-law who is an incredible person and has served in the Idaho National Guard for as long as I have known him.

He served a tour in Iraq and war has never really had a real meaning to me until I felt what he was going through by the letters he wrote and the emotions of my sister and her children.  Agree or disagree with the war in Iraq, I have a hard time believing that any person could not respect the young men and women serving our country.  I don't think we can ever truly appreciate what they do for us!
