Cache Valley Real Estate Market Update: For the past 5 months home sales in Cache Valley have consistently been around 100 which is a huge improvement from the first 5 months of the year. November is also shaping up to be a great month because of the push from first time home buyers to get closed before the $8000 tax credit may end. The gap between the average list to sales price is a little wider....but this isn't showing the list - sales price of a single home....it's simply showing the average price of a home for sale in the Valley compared to the average price that homes sell for.

Logan Utah Real Estate - Home Run 2 Grant

As of today there are no more $4000 new construction grants for home buyers in the Logan Utah Real Estate market as well as the rest of the state.  1950 home buyers took advantage of the grant to purchase new construction homes that have never been lived in.

Utah Housing is still accepting applications for the grant up until November 9.  Those will be on a waiting list and will be granted in the event that some of the previous applicants do not follow through on their home purchase.

First Time Home Buyer Tax Credit Extension

The Fed has decided to extend the current $8000 first time home buyer credit that is supposed to expire as of Novermber 30, 2009.  Both the Senate and House have approved the bill and now all that is left is for President Obama to sign it which will probably take place on Friday.

The new extension rules show that buyers have to have a contract on a home before May 1, 2010 and closed by July 1, 2010 to receive the tax credit.

A $6500 tax credit has been extended to current home owners who have lived in their current home for 5 of the last 8 years.  The deadline is the same as the above $8000 tax credit.

It looks like there are still some great incentives to get out and purchase a home!

Market Update - Logan Utah Real Estate

Here's the current market up date for the Logan Utah Real Estate market. The number of homes sold is up slightly from last month.....but overall has been very consistent throughout the year. The average sales price for Logan Homes is down along with the time of sale going up a little more than the average has been. A large number of these sold homes have been to first time home buyers because of the $8000 tax credit offer from the Government.....which is under vote now to possibly be extended past the November 30 deadline.
